The work consists of furnishing all labor, materials, equipment, tools, and performing all operations required to install all
landscape items shown on the plans. In general, the work includes furnishing soil for earth berms, finish grading, soil
preparation, soil amendments, planting of trees, shrubs, groundcover, installation of redwood headers, and maintenance of
all planted materials during installation and maintenance period.
Contractor shall contact the City prior to doing any work as to standard plans, specifications, and permits required.
Approval shall be obtained from the City for all proposed public street right—of—way improvements, including, but not
limited to, landscaping and irrigation system plans of the parkway.
Do not willfully install any landscape material as designed when it is obvious that such plant material will not survive due
to soil and/or climatic conditions that exist and may not have been apparent during design. Such conditions shall be
brought to the attention of the Owners Authorized Representative; otherwise, the landscape contractor must assume full
responsibility for any revisions necessary.
Plant count is for the convenience of the landscape contractor. Contractor is responsible to verify all plant counts.
Required Field Observations Work: These plans were prepared with the understanding that the owner of said plans will use
Lynn Capouya, Inc. (LCI) to provide 'full' contract services during field observation services during construction. Failure to
use LCI to provide and complete the field observation services set forth herein will significantly increase the risk of loss
resulting, among other causes, from misinterpretation of the intent of the design, unauthorized modifications thereto, and
failure to detect errors and omissions in the plans and specification before they become costly mistakes built into the
project. Therefore, in the event that LCI is otherwise precluded from completing the field observation services set forth
herein, the Owner or subsequent owner (individual(s) or corporation(s) who have purchased these plans with the project),
agrees to hold harmless, indemnify, and defend LCI and their consultants from and against any and all claims.

Two copies of soil tests shall be submitted to the owner's authorized representative for approval prior to soil preparation
being performed. After finish grades have been established for all on—grade planting areas, the center shall have a
minimum of 3 samples tested by Wallace Laboratories (310) 615-0116, for Soil Fertility, Agricultural sitobility, and Soil
Preparation Recommendations. The soil report recommendations shall take precedence over the minimum amendment and
fertilization rate specified in section F. Only when they exceed the specified minimum. Contractor shall comply with
recommendations given. Choice of plant materials and irrigation systems is to be compatible with soils.

PRE -PLANT WEED CONTROL
If live perennial weeds exist on site at beginning of work, spray with a nonselective tronslocative herbicide
as recommended and applied by an approved licensed pest control advisor and applicator.
Landscape contractor shall furnish and install sandy loam topsoil to bring area to finish grade. Finish
grade of groundcover areas shall be 2" below adjacent curb or sidewalk.
Finish grades shall slope uniformly to drain without water pockets or irregularities and shall conform to
the intent of the drawing. All designed flow lines shall be maintained and modeled as required to allow
unimpeded flow of surface waters to drainage structures or out falls and away from structure.
E. IRRIGATION
Install irrigation system and conduct coverage test before commencement of landscape work.
Provide an irrigation system as shown on the drawings.
Minimum Water Coverage: Not less than 100% of coverage with 95% uniform precipitation within each
valve.
Comply with requirements of utility supplying water for prevention of backflow and back siphonage.
Comply with requirements of authority with jurisdiction for irrigation systems.
Listing and Labeling: Provide equipment, specialties, and accessories that are UL listed and labeled.
Investigate and determine available water supply, water pressure and flow characteristics.
Use pipe, tube, fittings, and joining methods according to the manufacturer's instructions.
Valves: Install underground valves in valve boxes.
Electric Remote Control Valves: Install in valve boxes within planting areas, arrange for easy adjustment
and removal. Install per manufacturer's instructions.
F. SOIL PREPARATION
Cross rip—planting areas to a depth of 9" to 12".
Uniformly broadcast and thoroughly incorporate the soil preparation mix as indicated
below or on the plans to a depth of 6" by mechanical tiller
or similar means.

Prior to planting, provide one percolation test per 6,000 sq. ft. Fill a 24" box size hole with water. If it
does not completely drain within 24 hours, notify the Owner's Authorized Representative. The test shall be
done with the supervision of the Owner's Authorized Representative.
Plant nursery stock immediately upon delivery to the site and approval by the Owner's Authorized
Representative.
Do not install shrubs and groundcover until the installation of the irrigation system is complete, and until
final grades are established and approved.
Set plants so that when settled they will bear the some relation to the natural grade in the container.
Plant tablets shall be required for all shrub plantings. Application rate and nutrients shall be per the
manufacturer's recommendation.
H. TREE PLANTING/ STAKING
Dig tree holes square with vertical walls and level bottoms, making the hole twice the diameter of the root
ball and 1 % times the depth of the root ball up to and including 24" box size. For trees 36" box size,
dig holes twice the diameter of the rootball and 12" deeper than the root ball depth. Loosen the soil at
sides and bottom.
REVISION DESCRIPTION
For 15 gallon & 24" box trees, provide a 2"(minimum diameter) lodge pole pine stake with a minimum of
two (2) trunk ties per tree. The tree tie wire shall be nine— (9) gauge with a hose tree trunk protector.
The stake shall be 12" away from the tree trunk and extend from two feet (2'-0") below root ball of tree
to one foot (1'-0") into head of tree. Stakes shall be fully treated with copper napthanate, green color,
minimum of ten feet (10'-0") in length.
All trees located within five feet (5'-0") of building and or hordscape areas to be installed with root
control barriers by Deeproot Corp., (800) 458-7668, or equal. Contractor to install root barriers per
manufacturer's recommendations.
I. SHRUB AND GROUNDCOVER PLANTING
Plant shrubs in pit at least twice the root ball diameter and at least the depth of root ball plus 12".
Loosen the compacted soil at pit bottoms, and fill with the specified mix, to the bottom of the ball and
compact.
Set the plant and backfill to the required grade with the specified mix, thoroughly tamping and watering.
Prepare depressed water basin as wide as plant root balls at each plant. Water thoroughly, backfilling
voids with prepared mix.

Plant groundcover in pits at least 4" x 4" x 4".
Moisten the areas prior to planting, and do not plant
in dry soil. Set plants in the center of pits so
that the crown of the plant will be level with the
finished grade after the settling of the soil, then
backfill and water. Groundcover shall be planted in
straight rows and evenly spaced. Plant at intervals
noted on drawings. Triangular spacing shall be used
unless noted otherwise on drawings.
Mulch: All groundcover and shrub beds shall be
top—dressed with a 3" layer of 'Forest Floor' (double
grind) composted mulch by Aguinago Fertilizer Co. (949-786-9558) or approved equal.
J. LAWN PLANTING

3. Area to be hydroseeded shall be moistened by applying 2" of irrigation just prior to application.
4. Application: Hydroseed slurry shall be applied evenly under high pressure resulting in a uniform
coat on all areas to be treated. Care shall be exercised to assure that plants in place are not
subjected to direct force of an application. Slurry shall be immediately removed from walks,
structures, etc., that are inadvertently sprayed.

K. NATIVE GRASSMILDFLOWER

After planting operations have been completed, remove trash, excess soil, empty plant containers,
and rubbish from the property. Scars, ruts, or other marks in the ground caused by this work
shall be repaired and the ground left in a neat and orderly condition throughout the site.
Leave the site broom—clean and wash down paved areas within the contract area, leaving the
premises in a clean condition. Walks shall be left in a clean and safe condition.
M. MAINTENANCE
During the progress of the landscape installation and ninety (90) day maintenance period, the
contractor shall maintain all planting by means of continuous watering, weeding, rolling, mowing,.
re—sodding/re—seeding, cultivation (weed free), spraying (insect), mulching, trimming, edging, rodent
control, and/or any other operation necessary for the protection, health, and upkeep of any material
installed by the landscape contractor.
Contractor shall maintain landscape installation for a period of ninety (90) days after final approval
by the owner.
N. GUARANTEES & TURNOVERS
All plant material shall be guaranteed for a period of one (1) year.
The irrigation system shall be fully guaranteed for a period of one (1) year. Any defective material
or poor workmanship shall be replaced or corrected by the irrigation contractor at no cost to the
owner.
