CITY SPECIAL REQUIREMENTS
1. CALIFORNIA ELECTRICAL CODE: ALUMINUM CONDUCTORS OF
NO. 6 OR SMALLER SHALL REQUIRE CONTINUOUS INSPECTION
BY APPROVED INDEPENDENT TESTING AGENCY FOR PROPER
TORQUING OF CONNECTIONS AT THEIR TERMINATION POINT.
2. THE COMPLYING CODES SHALL BE 2013 CALIFORNIA BUILDING
CODE, 2013 CALIFORNIA PLUMBING CODE, 2013 CALIFORNIA
MECHANICAL CODE, 2013 CALIFORNIA ELECTRICAL CODE,
2013 CALIFORNIA GREEN BUILDING STANDARD CODE, AND
2010 CALIFORNIA ENERGY CODE.
3. PROJECT SHALL BE DESIGNED TO COMPLY WITH THE 2013
CBC.
IRRIGATION CONSTRUCTION NOTES:
1. The contractor shall notify the Landscape Architect and the City Inspectors a minimum of 48 hours prior to starting construction.
2. The design is diagrammatic only. All piping, valves, backflow preventors, wiring, etc. shown within paved areas are for design clarification only, and shall be
installed in planter areas where ever possible.
3. Do not willfully install the irrigation system as shown on these drawings when it is obvious in the field that obstructions, grade differences or differences in area
dimensions exist that might not have been considered in the engineering. Such obstructions or differences shall be brought to the attention of the City's
authorized representative. In the event this notification is not performed in writing, the contractor shall assume full responsibility for any revisions necessary.
4. It is the responsibility of the contractor to familiarize themselves with all grade differences, locations of fixtures, utilities, signs, posts, poles, walls and paving.
The contractor shall repair or replace all items damaged by their work. They shall coordinate their work with other contractors (if any) for the location and
installation of pipe sleeves and laterals through walls, under roadways and under paving, etc.
5. All irrigation equipment shall be installed as per manufacturer's recommendations and specifications. Refer to specifications for additional information.
6. All lateral, mainline piping and control wires under paving shall be installed in separate sleeves. Mainline sleeve size shall be a minimum of twice (2x) the
outside diameter of the pipe to be sleeved. Control wire sleeves shall be of sufficient size for the required number of wires under paving. Refer to plan.
7. All sleeves under roadways shall be schedule 80 (new). Existing sleeves shall remain in place, if extensions are required the pipe shall be sch. 80. Lateral
line sleeves under paving shall be schedule 40. All sleeves shall be P.V.C. or as noted on plans.
8. Pipe sizes shall conform to those shown on on the plans and details. No substitutions of smaller pipe sizes shall be permitted, but substitutions of larger sizes
may be approved. All damaged and rejected pipe shall be removed from the site at the time of said rejection.
9. The contractor shall make the final connection from the electrical source to the controller.
10. The contractor shall flush and adjust all valves for optimum coverage.
11. The irrigation system shall be fully automatic. Control valves shall be installed per details.
HOLD HARMLESS & INDEMNIFICATION CLAUSE
Contractor agrees that they shall assume sole responsibility for job site conditions during the course of construction of this project , including safety of all persons
and property, that this requirement shall apply continuously and not be limited to normal working hours, and hold the county and the landscape architect harmless
from any and all liability real or alleged, in connection with the performance of work on this project, excepting for liability arising from the sole negligence of the
owner, or the landscape architect.
LANDSCAPE CONSTRUCTION NOTES:
1. The design shown is diagrammatic, the contractor shall review the site conditions prior to bidding.
2. The contractor shall provide for positive drainage away from all structures at a 1 % minimum for hardscape areas and a 2% minimum for landscaped areas
unless otherwise directed by the civil engineering plans.
3. The contractor must notify the Landscape Architect, (951) 737-1124, 48 hours prior to starting construction.
4. The contractor shall be responsible for obtaining building permits prior to commencing construction.
5. The contractor shall notify the architect if discrepancies exist between existing site conditions and plans.
6. All construction shall meet or exceed local controlling jurisdiction.
7. The contractor shall take great care to protect existing site amenities during the process of construction. Items not specifically identified for protection shall be
protected in place.
8. All landscape areas other than turf shall receive a minimum of 3" medium grind bark mulch.
9. The contractor shall be responsible for the removal of all rocks great than 1" in diameter from the top 12" of soil in all non -turf planter areas.
10. The contractor shall be responsible for the replacement of the top 6" of soil in all turf areas with clean top soil.

SOIL MANAGEMENT PLAN
Contractor shall obtain soils tests covering all planting areas
after completion of finish grading and prior to start of soil
preparation work. Tests shall be performed by an approved
California agronomic soils testing laboratory and shall include
a fertility and suitability analysis with written recommendations
for soils preparation and planting backfill mix. The
amendments in these specifications are the minimum
requirement and are for bid purposes. All soils conditioning
and amendments shall be per the final soil report
recommendations. The minimum amendment and fertilizer
application rates specificed herein only when they exceed the
specified minimums.
The project applicant, or his/her designee, shall comply with
the following:
The soil management report shall be submitted to the city as
part of the certificate of completion prior to the certificate of
occupancy.
The soil management report shall be made available to the
city landscape inspector or inspector designated by the city
engineer, and to the landscape contractor prior to the
installation of any plant material.
The project applicant, or his/her designee, shall have an
inspection by a city landscape inspector or inspector
desingated by the city engineer, verifying implementation of
soil management report recommendations.

SECTION, ENGINEERING DIVISION, FOR SPECIES AND FINAL LOCATIONS.
