CONSTRUCTION NOTES
1. Contractor to verify site conditions prior to beginning construction. Discrepancies shall be brought to
the attention of the owners representative.
2. See grading plans for vertical control.
3. Contractor shall be responsible for making himself familiar with all underground utilities, pipes and
structures. Contractor shall take sole responsibility for cost incurred due to damage and replacement
of said utilities.
4. Contractor shall not willfully proceed with construction as designed when it is obvious that unknown
obstructions and/or grade differences exist that may not have been known during design. Such
conditions shall be immediately brought to the attention of the Landscape Architect. The Contractor
shall assume full responsibility for all revisions due to a failure to give such notification.
5. Contractor shall be responsible for any coordinating with other sub -contractors as required to
accomplish construction operations.
6. Concrete surfaces shall be formed with long, smooth gradients to reduce dips, abrupt changes and
sharp transitions.
7. All curvilinear walks, curbs, headerboards and walls shall have a continuous smooth curve where
applicable. All forms must be inspected and approved prior to beginning that phase of the work.
8. All concrete flatwork to be 3 112" minimum thickness and located as shown. Concrete will be
of a 5 sack mix and maximum water/cement ratio shall be in accordance with ACI 301 and
ACI 318. Maximum slump shall not exceed 4 inches for normal weight concrete if consolidation
is by vibration. A slump not exceeding 5 inches is permitted if consolidation is by other means.
Concrete shall have a compressive strength of 2500 PSI in 28 days. Uses of admixture
shall be approved prior to construction and shall be in accordance with the ACI 301. Concrete
that has been pretempered by water or cement after concrete has partially hardened, is not
acceptable. Concrete shall never be covered with sheeting of any kind. Periodic tests of compressive
strength of concrete shall be made in accordance with ACI 301 to verify that it meets design
requirements. Concrete shall be poured continuously, where possible and thoroughly consolidated
by mechanical vibration or other methods in accordance with ACI 301. All finishing shall be in
accordance with ACI 301.
9. All walks shall be 3 112" thick concrete with a medium broom finish. Install expansion joints at
12' o. c. and at comers; scorelines at 6' o.c. or as shown of plans and in accordance with all local codes.
10. Contractor shall coordinate irrigation and lighting sleeve locations under paved areas as required.
Refer to appropriate plans.
11. If in the field, scaled dimensions conflict with stated grades, and/or elevations, the design elevation
shall take precedence.
12. Prior to placing concrete, the Contractor shall sufficiently moisten the subgrade and provide subgrade
preparation per the soils report.
13. Verify with the project Soil and/or Structural Engineer for the need for steel reinforcing, base material,
etc. for all hardscape paving, wall footings, etc.
14. For masonry and wood construction notes, if any, refer to separate list of requirements within this
package.

MASONRY NOTES
1. All masonry block, bricks, veneer, etc, as well as other products and equipment shall be
installed per manufacturer's specifications and per industry standards.
2. Concrete shall be machine mixed. Proportions to be 1:2 112: 3 1/2 by volume using a maximum of 7 gallons of water
per sack of cement, unless approved otherwise. Concrete shall have a minimum ultimate compressive strength of
2000 PSI minimum at 28 days, unless otherwise approved. Portland cement shall be type V from tested stock per ASTM C-150,
unless otherwise approved.
3. Concrete masonry units for hollow unit masonry construction, shall be grade "N" units conforming to the
requirements of ASTM C-90. The ultimate compressive strength of the masonry wall, grouted solid, shall be
a minimum of fm-- 1500 PSI.
4. Mortar shall be freshly prepared and uniformly mixed of 1 part Portland cement, 112 maximum to 1/4 minimum
parts lime putty or hydrated lime and 2 112 to 3 parts clean washed sand. Mortar to be type "S" with lime a minimum
ultimate compressive strength of 2000 PSI at 28 days.
5. Grout wall solid unless otherwise noted. Grout shall be proportioned by volume and shall have sufficient water
added to produce consistency for pouring without segregation. Fine grout in spaces 2" or less, shall be composed of part
Portland cement, to which may be added not more then 1110 part hydrated lime or lime putty and 2 114 to 3 parts sand.
For course grout add 1 to 2 parts pea gravel to fine grout. Grout shall attain a minimum ultimate compressive strength
of 2000 PSI at 28 days.
6. Reinforcing steel shall conform to ASTM A-615 grade 40 for #4 Rebars and less, grade 60 for #5 Rebars and greater,
unless otherwise noted.
7. All continuous bars or dowels shall lap a minimum 40 bar diameters in concrete and masonry, unless otherwise noted.
8. Excavate for foundations to the depths shown on the drawings included undisturbed soil or compacted earth, 12"
minimum unless otherwise noted.
9. Contact Landscape Architect if site conditions are not as shown.
10. For RETAINING WALLS do not backfill wall sooner than 7 days or prior to reaching strength required in
items 3, 4, 5 and 6 above.
11. For RETAINING WALLS do not backfill with heavy equipment closer than the vertical height of the proposed wall.
12. Design equivalent fluid pressure is from soils report or requested by Owner and is not the responsibility of this
Landscape Architect.
13. Masonry construction shall conform with all applicable codes and ordinances (Uniform Building Code).
14. When retaining, walls shall receive the following waterproofing seal: Coat backside of wall in contact with earth
using "Thoroseal" foundation coating (or approved equal). Apply per manufacturer's specifications.
