SPECIFICATIONS.
ALL WORK SHALL BE IN ACCORDANCE WITH LOCAL CODES AND SPECIFICATIONS AND BE OF THE
HIGHEST QUALITY TYPICAL OF THE TRADE.
VERIFY ALL CONDITIONS AND DIMENSIONS PRIOR TO COMMENCING ANY WORK, NOTIFY THE
LANDSCAPE ARCHITECT IMMEDIATELY IF ANY DISCREPANCY IS FOUND_ CONTRACTOR SHALL
THOROUGHLY FAMILIARIZE HIMSELF WITH ALL SITE CONDITIONS PRIOR TO BIDDING OR
COMMENCING WORK.
EXTREME CARE SHALL BE EXERCISED WHEN WORKING ADJACENT TO ANY STRUCTURES OR
UTILITIES. CONTRACTOR SHALL BE RESPONSIBLE FOR LOCATING ALL EXISTING UTILITIES AND
REPAIRING ANY DAMAGES CAUSED BY HIS WORK AT NO COST TO THE OWNER.
IRRIGATION DESIGN IS BASED ON ALIT AVAILABLE WATER PRESSURE OF 64-84 P.S.I. WITH A
MAXIMUM SYSTEM DEMAND OF 86 G.P.M. CONTRACTOR SHALL VERIFY DATA PRIOR TO
COMMENCING WORK.
MAKE POINT OF CONNECTIONS AS SHOWN ON THE PLANS AND RUN A3" CL_ 315 P.V.C.
MAINLINE 1T DEEP TO AREAS WHERE VALVES ARE LOCATED. INSTALL A LINE SIZED
ISOLATION VALVE IN A ROUND PLASTIC BOX AT P.O.C. FOR EMERGENCY SHUT-OFF.
THE LANDSCAPE ARCHITECT SHALL BE RESPONSIBLE FOR THE INTERPRETATION OF THE
DRAWINGS SHOULD A QUESTION ARISE.
PIPING SHOWN ON THE PLANS IS ESSENTIALLY DIAGRAMMATIC, ROUTE PIPING AND LOCATE
VALVES TO AVOID CONFLICT WITH STATIONARY ELEMENTS. WHEN VERTICAL OBSTRUCTIONS
(FIRE HYDRANTS, LIGHTS, TREES ETC) INTERFERE WITH THE SPRAY PATTERN OF THE HEADS,
THE IRRIGATION CONTRACTOR SHALL FIELD ADJUST THE SPRINKLED SYSTEM AT NO ADDITIONAL
COST TO THE ;OWNER, BY INSTALLING A QUARTER OR HALF HEAD SPRINKLER ON EACH SIDE OF
THE OBSTRUCTION SO AS TO PROVIDE PROPER COVERAGE. LOCATE ALL VALVES ADJACENT TO
PAVED AREAS.FENCES/MOW CURBS AND OUT OF MAIN LAWN AREAS WHERE POSSIBLE.
WIRING FROM THE CONI ROLLER TO THE VALVES SHALL BE DIRECT BURIAL A.F.W., MINIMUM
14 GAUGE. PROVIDE CONTINUOUS SPARE WIRES TO THE ENDS OF THE MAINLINES AS INDICATED
ON THE PLANS. LOOP WIRE INTO EACH VALVE BOX ALONG THE MAINLINE WITH A MIN. 30"
EXPANSION COIL. SPARE WIRE IS TO BE A DIFFERENT COLOR FROM BOTHER CONTROL WIRES.
LABEL WIRE SPARE IN CONTROLLER.
PROVIDE CHECK VALVES AS NEEDED TO ELIMINATE ALL LOW HEAD DRAINAGE. INSTALL TIN -LINE
CHECK/ANTI--DRAIN VALVES WHENEVER AN ELEVATION DIFFERENCE BETWEEN INLETS/OUTLETS
EXCEEDS 4' OF VERTICAL HEIGHT.
ALL EQUIPMENT SHALL BE AS LISTED 114 THE LEGEND. SUBSTITUTIONS WILL NOT BE
PERMITTED WITHOUT PRIOR APPROVAL OF THE LANDSCAPE ARCHITECT.
ALL EQUIPMENT SHALL BE INSTALLED PER DETAILS, IN THE ABSENCE OF DETAILS,
INSTALLATION SHALL BE IN ACCORDANCE WITH THE STANDARD PRACTICE OF THE TI=RADE.
CONTRACTOR SHALL GUARANTEE ALL MATERIAL AND WORKMANSHIP FOR A PERIOD OF ONE YEAR
FROM DATE OF FINAL ACCEPTANCE BY THE OWNER.
DESIGN INTENT IS TO PROVIDE COMPLETE IRRIGATION COVERAGE TO ALL PLANTED AREAS, AS
FIELD CHANGE MAY OCCUR, CONTRACTOR IS REQUIRED TO PROVIDE 100% COVERAGE TO ALL
AREAS. IN NO INSTANCE SHALL HEAD SPACING EXCEED 55% OF MANUFACTURER'S RECOMMENDED
SPACING FOR COVERAGE. CONTRACTOR SHALL NOT KNOWINGLY INSTALL A SPRINKLER SYSTEM
WITH IMPROPER COVERAGE, FAILURE TO NOTIFY THE LANDSCAPE ARCHITECT SHALL RESULT IN
THE CONTRACTOR REPAIRING/REPLACING SAID SYSTEM AT HIS OR HER EXPENSE.
ALL SPRINKLER HEADS INSTALLED ADJACENT TO CURBS AND WALKS SHALL BE POP-UP TYPE.
IN NO INSTANCE SHALL RISER TYPE SPRINKLERS BE INSTALLED ADJACENT TO PEDESTRIAN
AREAS.
PROVIDE A COLOR CODED LAMINATED CONTROLLER CHART IN THE CONTROLLER SHOWING THE
VALVES AND AREAS SERVED BY EACH VALVE.
THE CONTRACTOR SHALL FLUSH AND ADJUST ALL SPRINKLER HEADS FOR OPTIMUM PERFORMANCE
AND TO MINIMIZE OVERSPRAY IONTO WALKS, ROADWAYS AND/OR BUILDINGS. THIS SHALL
INCLUDE SELECTING THE BEST DECREE OF :ARC TO FIT THE EXISTING SITE CONDITIONS AND
TO THROTTLE THE FLOW CONTROL AT EACH VALVE TO OBTAIN THE OPTIMUM PRESSURE FOR EACH
SYSTEM.
ALL PIPING AND WIRING UNDER PAVING SHALL BE SLEEVED IN A SCH_ 40 PVC PIPE, SIZE
AS REQUIRED AND WITH A MINIMUM COVER TO FINISHED PAVEMENT GRADE OF 24".
CONTRACTOR SHALL PROVIDE COMPLETE AND ACCURATE RECORD DRAWINGS TO THE OWNER UPON
COMPLETION OF THE PROJECT. -DRAWINGS SHALL INDICATE ANY CHANCES FROM THE ORIGINAL
PLANS AND DIMENSIONS OF VALVES, QUICK COUPLERS, CONTROLLERS AND ALL OTHER
EQUIPMENT FROM STATIONARY POINTS OF REFERENCE.
BEFORE BEGINNING CONSTRUCTION, THE CONTRACTOR DUST OBTAIN ALL NECESSARY PERMITS
FROM THE CITY.
THE IRRIGATION SYSTEM WILL BE TESTED BY THE OWNERS REPRESENTATIVE IN THE FIELD
BEFORE FINAL APPROVAL.
INSTALL ALL COMPONENTS PER CURRENT U.P.C. AND LOCAL CODES.
CONTRACTOR SHALL MAINTAIN A CLEAN AND SAFE WORKING ENVIRONMENT. DAY AND NIGHT
BARRICADES MUST BE PROVIDED FOR ALL OPEN TRENCHES.
THE CONTRACTOR SHALL BE RESPONSIBLE FOR CONTACTING THE UNDERGROUND SERVICE ALERT
AT 1-800--422-4133 AT LEAST 48 HOURS PRIOR TO TRENCHING FOR EXACT UNDERGROUND
UTILITY LOCATIONS, THE CONTRACTOR ASSUMES ALL RESPONSIBILITY FOR THE REPAIR OR
REPLACEMENT OF UNDERGROUND UTILITIES OR STRUCTURES WHICH ARE DAMAGED DURING THE
COURSE OF COMPLETING THIS WORK.
