THE REVISED RECOMMENDED CONDITIONS OF APPROVAL FOR THE SUBJECT PROJECT ARE AS FOLLOWS:
1. A CERTIFICATE OF COMPLIANCE FOR LOT LINE ADJUSTMENT SHALL BE REQUIRED TO REVISE THE LOT CONFi"ATKWS.
THE CERTIFICATE OF COMPLIANCE FOR LOT LINE ADJUSTMENT SHALL RECORD PRiOR TO THE ISSUANCE OF THE BUILDING
PERMIT.
2. APPLICANT SHALL DEDICATE THE ULTIMATE STREET RiGHT OF WAY DESIGNATION iN CONFORMANCE TO THE TYPICAL
STREET SECTIONS OF THE ABUTTING ROADWAYS CONSISTENT WITH THE NORTHGATE SPECIFIC PLAN PRIOR TO ISSUANCE OF
THE BUILDING PERMIT. THE SPECIFIC PUBLIC STREET DEDICATIONS AND REQUIRED IMPROVEMENT ARE AS FOLLOWS:

FOOTHILL BOULEVARD 70 FEET OF HALF STREET RIGHT OF WAY (INCLUDES ADDITIONAL

CITRUS/FOOTHiLL INTERSECTION CORNER CUT-OFF BASED ON CITY APPROVED INTERSECTION
STUDY TO ACCOMMODATE THE RELOCATION/MODIFICATION OF
THE ULTIMATE TRAFFIC SIGNAL.
3. APPLICANT SHALL PREPARE AN INTERSECTION ALIGNMENT STUDY FOR CITRUS/FOOTHiLL INTERSECTION TO THE
SATISFACTION OF THE CITY ENGINEER, PRIOR TO THE ISSUANCE OF THE BUILDING PERMIT. THE APPROVED ALIGNMENT
STUDY WILL ESTABLISH THE ULTIMATE AND INTERIM ALIGNMENT AND CURB LOCATIONS FOR BOTH STREETS. THE APPROVED
ALIGNMENT STUDY SHALL CONSIDER THE DESIGN REQUIREMENTS FOR THE TRAFFIC SIGNAL RELOCATION, STRIPING,
TRANSITIONS, JOINS, AND DRIVEWAY LOCATIONS. APPLICANT SHALL DESIGN, AND FULLY CONSTRUCT THE REQUIRED STREET
IMPROVEMENTS IN CONFORMANCE TO THE REQUIRED ALIGNMENT STUDY.
4. APPLICANT SHALL IMPROVE THE ULTIMATE STREET RIGHT OF WAY DESIGNATION IN CONFORMANCE TO THE INTERSECTION
ALIGNMENT STUDY FOR CITRUS/FOOTHILL INTERSECTION AND AS REQUIRED BY THE CITY ENGINEER PRIOR TO OCCUPANCY.

21. A GEOTECHNICIAL ENGINEER SHALL CERTIFY ALL BACKFILL COMPACTION. FAILURE TO
OBTAIN THE REQUIRED DENSITY SHALL REQUIRE REWORKING OF THAT PORTION OF THE
WORK UNTIL THE SPECIFIED DENSITY IS OBTAINED.
22. ALL MATERIALS AND METHODS ARE SUBJECT TO THE APPROVAL OF THE CITY ENGINEER.
23. ADEQUATE CONSTRUCTION CONTROL STAKES SHALL BE SET BY THE ENGINEER TO

25. THE CONTRACTOR SHALL NOT DISTURB EXISTING SURVEY MONUMENTS, MONUMENT
TIES OR BENCH MARKS WITHOUT PRIOR NOTIFICATION TO THE CITY ENGWEER.
26. REMOVAL AND REPLACEMENT OF EXISTING SURVEY CONTROL, INCLUDING SURVEY

29. THE CONTRACTOR SHALL MAINTAIN ACCESS FOR LOCAL RESIDENTS AND BUSINESSES AT
