1. GENERAL NOTES, NOTES AND TYPICAL DETAILS APPLY TO ALL
DRAWINGS UNLESS NOTED OTHERWISE.
2. THE ARCHITECTURAL, CIVIL, STRUCTURAL, PLUMBING,
MECHANICAL AND ELECTRICAL DRAWINGS SHALL BE READ AS AN
INTEGRATED DOCUMENT AND ANY ITEM REQUIRED BY ONE SHALL
BE INTERPRETED AS BEING REQUIRED BY ALL.
3. FRAMING CONDITIONS NOT SPECIFICALLY SHOWN SHALL BE
FRAMED SIMILAR TO THE DETAILS SHOWN FOR THE RESPECTIVE
MATERIALS.
4. DO NOT SCALE THE DRAWINGS,
5. ALL DIMENSIONS ARE TO FACE OF STUDS, CONCRETE OR MASONRY
UNLESS OTHERWISE NOTED.
6. PROVIDE 6 --INCH OR 8 -INCH STUDS OR FURRING THE FULL

FOR THE RESPECTIVE SPACES IN WHICH THEY OCCUR.
RESPONSIBILITIES OF THE CONTRACTOR
1. ALL WORK AND ALL CONSTRUCTION METHODS AND MATERIALS
SHALL COMPLY WITH ALL PROVISIONS OF THE BUILDING CODES
AND OTHER RULES, REGULATIONS AND ORDINANCES GOVERNING
THE PLACE OF CONSTRUCTION. BUILDING CODE REQUIREMENTS
TAKE PRECEDENCE OVER THE DRAWINGS IN ALL CASES. IT
SHALL BE THE RESPONSIBILITY OF ANYONE SUPPLYING LABOR OR
MATERIALS OR BOTH TO BRING TO THE ATTENTION OF THE
ARCHITECT/ENGINEER ANY DISCREPANCIES OR CONFLICTS
BETWEEN THE REQUIREMENTS OF THE CODE AND THE DRAWINGS.
2. CONTRACTOR HEREBY GUARANTEES TO THE OWNER THAT ALL
MATERIALS, FIXTURES AND EQUIPMENT FURNISHED TO THE
PROJECT ARE NEW UNLESS OTHERWISE SPECIFIED. CONTRACTOR
ALSO WARRANTS THAT ALL WORK WILL BE OF GOOD QUALITY AND
FREE FROM ANY FAULTS OR DEFECTS.
3. TEMPORARY BARRIERS AND/OR PROTECTIVE CONSTRUCTION FENCE
SHALL BE PROVIDED WHERE REQUIRED BY THE BUILDING
DEPARTMENT AND SHALL BE CONSTRUCTED IN ACCORDANCE WITH
THE RULES, REGULATIONS AND ORDINANCES GOVERNING THE THE
PLACE OF CONSTRUCTION.
4. SANITARY FACILITIES SHALL BE PROVIDED AND MAINTAINED BY
THE CONTRACTOR DURING CONSTRUCTION PER APPLICABLE
REGULATIONS.
5. CONTRACTOR SHALL ARRANGE AND PAY FOR ALL TEMPORARY
SERVICES AND CONNECTIONS DURING CONSTRUCTION.
6. CONTRACTOR MUST VERIFY ALL DIMENSIONS, ELEVATIONS AND
SITE CONDITIONS AND SHALL NOTIFY THE ARCHITECT/ENGINEER
OF ANY DISCREPANCIES BEFORE STARTING WORK.
7. ANY OMISSIONS OR CONFLICTS BETWEEN THE VARIOUS ELEMENTS
OF THE DRAWINGS AND/OR GENERAL NOTES SHALL BE BROUGHT TO
THE ATTENTION OF THE ARCHITECT/ENGINEER BEFORE
PROCEEDING WITH ANY WORK INVOLVED.
8. PROVIDE OPENINGS AND SUPPORTS FOR MECHANICAL EQUIPMENT,
DUCTS, PIPING, VENTS, ETC. AS REQUIRED. ALL SUSPENDED
EQUIPMENT IS TO BE PROVIDED WITH LATERAL BRACING.
9. IF EXISTING FACILITIES ARE RELATED TO THE WORK, THE
CONTRACTOR SHALL NOT DISRUPT THE EXISTING SERVICES OR
UTILITIES WITHOUT FIRST OBTAINING OWNER'S PRIOR APPROVAL
AND INSTRUCTIONS.
10. CONTRACTOR SHALL VERIFY SIZES AND LOCATIONS OF ALL
MECHANICAL EQUIPMENT BEFORE CONSTRUCTION OF ANY BASES
OR PADS TO SUPPORT SUCH EQUIPMENT.
11. CONTRACTOR SHALL VERIFY ALL PLUMBING AND EQUIPMENT SIZES
BEFORE BEGINNING CONSTRUCTION OF CABINETS.
RESTROOM
12. THE DRAWINGS AND SPECIFICATIONS REPRESENT THE FINISHED
STRUCTURE. UNLESS OTHERWISE SHOWN, THEY DO NOT INDICATE
THE METHOD OF CONSTRUCTION. CONTRACTOR SHALL SUPERVISE
AND DIRECT THE WORK AND SHALL BE SOLELY RESPONSIBLE FOR
ALL CONSTRUCTION MEANS, METHODS, TECHNIQUES AND
PROCEDURES. OBSERVATION 'VISITS TO THE SITE BY FIELD
REPRESENTATIVES OF THE ARCHITECT AND HIS ENGINEERS SHALL
NOT INCLUDE INSPECTIONS OF THE PROTECTIVE MEASURES OF
THE CONSTRUCTION PROCEDURES REQUIRED FOR SAME, WHICH ARE
THE SOLE RESPONSIBILITY OF THE CONTRACTOR. ANY SUPPORT
SERVICES PERFORMED BY THE ARCHITECT AND/OR HIS
ENGINEERS, WHETHER OF MATERIAL OR WORK, AND WHETHER
PERFORMED PRIOR TO, DURING OR AFTER COMPLETION OF
CONSTRUCTION, ARE PERFORMED SOLELY FOR THE PURPOSE OF
ASSISTING IN QUALITY CONTROL AND IN ACHIEVING
CONFORMANCE WITH DRAWINGS AND SPECIFICATIONS,-
THEREFORE
PECIFICATIONS;THEREFORE NO GUARANTEE OF CONTRACTOR'S PERFORMANCE IS
IMPLIED AND FIELD VISITS SHALL NOT BE CONSTRUED AS
SUPERVISION OF CONSTRUCTION.
13. CONTRACTOR IS RESPONSIBLE FOR TOTAL COORDINATION BETWEEN
ALL SUBCONTRACTORS AND TRADES.
14. ANYONE SUPPLYING LABOR AND/OR MATERIALS TO THE PROJECT
SHALL CAREFULLY EXAMINE ALL SUBSURFACES TO RECEIVE WORK.
ANY CONDITIONS DETRIMENTAL TO WORK SHALL BE REPORTED IN
WRITING TO CONTRACTOR PRIOR TO BEGINNING. COMMENCEMENT
OF WORK SHALL IMPLY ACCEPTANCE OF ALL SUBSURFACES.
15. TEMPORARY BRACING SHALL NOT BE REMOVED FROM ANY ELEMENT
UNTIL THE ELEMENT IS CAPABLE OF SUPPORTING ITS DESIGN
LOAD.
16. ANY MATERIALS STORED AT THE SITE SHALL BE SUPPORTED
COMPLETELY FREE OF THE GROUND, COVERED AND OTHERWISE
PROTECTED TO AVOID DAMAGE FROM THE ELEMENTS.
17. CONTRACTOR SHALL PROVIDE SPECIAL INSPECTIONS AS REQUIRED
BY SECTION 1.701 OF THE U.B.C.
FIRE PROTECTION REQUIREMENTS
1. THE ENTIRE STRUCTURE SHALL BE PROVIDED WITH AN AUTOMATIC
FIRE SPRINKLER SYSTEM IN ACCORDANCE WITH U.B.C. CHAPTER
C1 AND ALL OTHER APPLICABLE CODES AND REGULATIONS
GOVERNING THE PLACE OF THE CONSTRUCTION, THE FIRE --
SPRINKLER SUB -CONTRACTOR SHALL BE RESPONSIBLE FOR THE
DESIGN AND PRODUCTION OF THE REQUIRED DRAWINGS AND SHALL
OBTAIN ALL REQUIRED APPROVALS AND PERMITS FOR THE
SYSTEM.
2. CONTRACTOR TO PROVIDE MINIMUM FIRE PROTECTION FOR
BUILDINGS UNDER CONSTRUCTION PER U.B.C. SECTION 904-.6o
