It is bounded on the west by Cypress Avenue and on the east by Juniper Avenue. Half of the .property drains toward Cypress Avenue and the other half drains toward Juniper Avenue. The tract is over 90% built out. Two interim detention basins were built as the Baseline Ave storm drain had not been extended east of Citrus Ave at that time. The hydrology report for the tract was approved in early 2005 and shortly there after, storm drain improvements were constructed along the tract frontage. The hydrology report for Tract 16572 anticipated the design and construction of the Cypress Ave storm drain pipe from the southerly boundary of the tract to Baseline Avenue. The Baseline Ave storm drain is currently being constructed from Citrus Ave to Sierra Ave. Therefore, the Cypress Ave storm drain can be extended from the tract to the Baseline Ave storm drain so that the interim basin on the west side of the tract can be abandoned. • In 2004, the City constructed a storm drain line in Juniper Ave from South Highland Ave .to Baseline Ave. As the Baseline Ave storm drain was not in place, the storm water in the Juniper system was diverted to an interim detention basin located on the east side of Juniper Ave and approximately 600' north of Baseline Ave. With the construction of the Baseline Ave storm drain, the diversion pipe can be plugged and the storm water can be allowed to drain to the Baseline Ave storm Drain. The construction plans for the Juniper Ave storm drain (city Drawing No. 3614) will be revised to accomplish this. Upon completion of this work, the Juniper Basin and the interim basin on the east side of Tract 16572 can be abandoned. The purpose of this report is to illustrate the Cypress Ave storm drain between Tract No. 16572 and Baseline Ave is sized correctly. Methodology The hydrology map, WSPG hydraulic calculations and a page of the rational method hydrology calculations from the previously approved Cypress Ave Storm Drain Hydrology and Hydraulics Report are included in this report for reference. With one minor change, the flow rates from the hydrology report were used for the new WSPG hydraulic analysis for the Cypress Avenue storm drain. KB Homes has constructed a new housing tract (Tract No. 17460) on the west side of Cypress Ave. A site visit to the tract indicated that five acres of the tract drains toward Cypress Ave and the balance of the tract drains toward Oleander Ave. The county assessor's map for the tract is included in this report and the tract location has been sketched on the hydrology map. The original hydrology analysis had anticipated the possibility that a housing tract could be constructed on the five acre location, so the flow rates from the original map did not need to be updated. However, the location at which the tracts flows enter the Cypress Ave storm drain did change from the original analysis. The flow rate from the tract (12.4 cfs) has been moved from station 17+98.29 to station 21+15.00. Results The hydraulic grade line from the new WSPG calculations is shown on the construction drawings. The HGL is below the existing ground throughout the entire length of the storm drain. The new section of the storm drain will have 54" and 48" RCP. The Baseline Ave storm drain plans currently have a 72" RCP storm drain line extend north in Cypress Ave approximately 50'. The Baseline Ave Plans will be revised to reduce the pipe size to 54" and slightly revise its alignment.
